A dual-purpose visualisation package featuring accurate 3D modelling to support planning permission and high-quality CGIs to accelerate the sale of a property in Artane, Dublin.

Scope / Brief

Michael Mohan Architects commissioned us to produce CGIs for a unique property scenario in Artane, Dublin, where a new house was proposed on the grounds of an existing home. The deliverables needed to serve two distinct purposes: first, to assist in securing planning permission for the new build, and second, to act as premium marketing material for Daft.ie.

The goal was to show prospective buyers exactly how the existing house and the new development would comfortably coexist on the same plot before the owners sold the property.

Our Approach

Our workflow focused on building a highly accurate and comprehensive digital twin of the entire site:

  1. Contextual Modelling: We began by accurately modelling the existing house, the surrounding roads, and the neighbouring buildings to establish a realistic and true-to-life site context.
  2. Proposed Design Integration: We then developed a detailed 3D model of the new house based on the approved architectural plans, placing it precisely within the established site boundaries.
  3. Visualisation and Rendering: We applied realistic materials, lighting, and landscaping to both properties to clearly illustrate the spatial relationship and visual harmony between the two homes.
  4. Final Delivery: We rendered out high-resolution CGIs that effectively communicated the site layout and architectural design to both the planning authorities and the general public.

The Result

We provided Michael Mohan Architects and the property owners with a compelling set of visual assets that successfully bridged the gap between planning and real estate marketing. The clear, realistic CGIs helped secure the necessary planning permission, while their use on the Daft property listing gave prospective buyers immediate confidence in the site layout, ultimately contributing to a rapid and successful sale of the house.
